Working with a real estate agent is a critical advantage in any property transaction. A good real estate agent is more than just a middleman – they’re your advocate, expert guide and problem-solver. The moment a transaction hits a snag, the agent becomes the difference between a successful closing and a collapsed deal.
Take this example: In 2012, our sellers installed solar panels on the home. Before closing a town compliance letter was obtained, stating that the solar system required an after-the-fact permit. According to current town zoning regulations, solar panels must be installed at least 3 feet from the ridge and 3 feet from the edge of the roofline. The sellers were facing two difficult choices: either remove the panels – an expensive and complex task – or risk losing the sale, which would also mean losing their new home.
Our team stepped in, we researched the timeline of the zoning changes and worked with the attorney. Our clients took the initiative to work with the solar company to help support the case and were actively involved in the process as well. At the end it was a successfully built case showing that the panels were compliant based on the rules in place at the time of installation.
The clients, on their own, wouldn’t have known about the regulatory changes or to request the updates from the solar company.
This transaction is a perfect example of why having a real estate professional you trust is key – no matter which side of the deal you’re on. Your agent doesn’t just open doors, they handle the confusing contracts, manage deadlines, and fix the complex problems you don’t even know exist.Â
